April Showers on the Housing Market?
With the first quarter of the year 2023 already over, the real estate market started the month of April a bit conflicted. April is typically one of the busiest months of the year for new listings and property home sales in Monmouth County, NJ. The chart below clearly shows the hesitancy in the current real estate market on the part of both buyers and sellers.
Fewer homes were sold in April 2023 compared to the April of 2020, in the middle of the COVID lockdowns. Monmouth County did see more listings in April of 2023 compared to the height of the pandemic in April 2020. However, the market has yet to come even close to the number of listings that were available on the market Pre-Pandemic in 2019.
A lack of new listings coming to the market means that there are not enough homes available to meet even the decreased amount of buyer-demand that we are seeing this year. Low inventory continues to put upward pressure on home prices. As of April 30, 2023, overall home prices are up 5% in Monmouth County, NJ, compared to last year. The current median home sale price is $562,000. That is slightly less of a price gain than the market saw in previous years, with April 2022 prices increasing 9.8% over April 2021 prices.
As of April 30, 2023, there were a total of 1003 residential homes available for sale in Monmouth County, NJ. That number includes homes in all categories, including: Active Adult, Condo/townhomes, and Single-Family homes. A total of 215 properties are listed under $500,000; another 426 homes are listed between $500,000 and $999,999; and a whopping 362 homes are listed over $1,000,000, right now in Monmouth County, NJ. It is still a great time to be a seller! However, the average days on market for a home listed for sale has remained over 30 days since December 2022. In addition, sellers have not earned the full 100% list price of their homes, on average, since October 2022. For the last six months, homes have been selling between 97% and 99% of list price. These are metrics are signs that homebuyers may be gaining some negotiating ground with sellers as the market proceeds through 2023.
