Monmouth County Real Estate: 5-Years after the Pandemic
As of mid-March 2025, it has been five years since the mandatory lockdowns in New Jersey. What has happened to the Single-Family real estate market in Monmouth County since then? In this video, I will show that despite an initial increase in the number of single-family homes sold in 2020 and 2021, home sales actually DECLINED below the "normal" number of homes sold in 2018--2019, as the after-math of the Pandemic unraveled. The fact that the NJ government recently reported that between April 2020 and December 2024, the population of NJ INCREASED, we saw fewer homes sold points to the next topic discussed in this video: Median Home Prices. With a decrease in housing inventory, and consistent demand from buyers, the median single-family home sale price increased 69.5% between 2019--2024 in Monmouth County, NJ. The good news is: the number of homes being sold in 2025 has increased so far, and the speed at which prices are rising has slowed to only 2.3% year-to-date.
