There are 53 distinct municipalities in Monmouth County. In this article, I am sharing insights on the 13 towns that had median home sale prices over $1 million in 2024. These communities represent the pinnacle of luxury living in the county.
Top Luxury Towns in Monmouth County
1. Loch Arbor Village
Median Sale Price (2024): $3.9 million
Population: 199 residents
Size: 0.1 square miles
Market Notes: Only one sale in 2024, with no homes currently on the market
Distinctions: Commands the highest “Median” sale price in the county, but that was with only one home. The highest priced house that sold in 2024 was actually a waterfront estate on the Navesink River in Middletown Township that sold for $10,250,000. As of March 2025, the current highest priced property in Monmouth County is a horse farm in Colts Neck, listed at $28,000,000.

Market Insights for Buyers and Sellers
For sellers in these luxury markets, pricing strategically and marketing to the right buyer is key to getting top dollar for your property. The Luxury Real Estate market is primarily saturated in these 13 municipalities. According to a 2024 Redfin article, only 8.5% of all U.S. homes are valued at one million dollars or higher. However, data from the Monmouth-Ocean MLS system shows that there were a total of 6981 housing units sold in Monmouth County in 2024, and 1361 of those sold for one million dollars or more, which is 19.5% of the total volume of homes sold. While that percentage is higher than the national numbers, 54% of all homes sold in Monmouth County were between the price range of $500,000 – $999,999. Smart positioning is required to capture the smaller luxury buyer pool when selling homes over one million dollars.
